Ashley has been absolutely brilliant with her communication and actioning of requests. We have leaks, no hot water and wifi went down all within a short duration of time. Ashley was extremely quick and professional in handling these issues along with communicating clearly when the issues would be fixed.

Living London was the smartest and best decision to join coming to London from Australia. It took all the stress and hassle out of finding a place within my budget for a rental property, with including bills, broadband and a cleaner! The place is newly refurbished and is an amazing high quality living situation. Living London includes a full property management team, maintenance team and landlords who will fix or help sort out any issues if they arise - which hasn't been the case. Highly recommend to anyone looking for an all included, hassle-free place to live!!!

Living London found tenants and have been managing my two properties for a number of years. I have always found them extremely easy to deal with, always very quick to respond and update me with any maintenance issues and are very pleasant to deal with. please ignore all the fake 5* reviews, they sign you into a license agreement instead of a tenancy agreement which should be illegal - it means your deposit is not protected under a scheme and they can take whatever they want off of it, also means they can legally up the rent every 3 months so you end up paying extornionate costs for a room. absolute scammers! AVOID

Avoid at every cost. Rhiannon Brewster is a director of this company. Alex toptani is the letting agent. Bradley Stow is the maintenance manager. The house was 31 Hyde Park Street. My experience with living London was horrific and will be the worst experience I’ll ever have with a property management company. I found them to be routinely dishonest. I felt I was misled as to bills, the quality of the house, and the service I would get. I ended up paying extra for bills, living in a house with many broken utilities, and putting up with dead mice in the living room. I slept most nights elsewhere because I deemed the shared quarters unliveable. They tried to charge me even more for bills but I made them aware I would take legal action on the basis of misrepresentation during the viewing, for which we agreed a settlement. I wish I looked at the google reviews. If you have and are reading this, I urge you not to use this company or any company of which these people are involved. To make a complaint against living London and the directors which run it, you can contact the Property Ombudsman and the Mayor of London Assembly. (Everything claimed in this review is my experience for which I can support with a variety of evidence, including, correspondence with Living London, pictures of the property, consensually recorded phone calls etc.)

Avoid. Overall not an easy or pleasant experience. - deposit not held with a third party, so they will profiteer off your deposit: my deposit was returned late (>30 days after moving out, breaching our contract). Once I chased them,it was finally returned with £50 deducted from it for a “replacement bedside table” (the handle had fallen off the old, heavily marked, cheap bedside table, from using it as normal). They admitted they hadn’t replaced the bedside table when I left and they would essentially replace it if and when they felt like it. When I asked for a price breakdown one wasn’t provided and Lauren, the deposits manager is slow and unhelpful in responding to emails. - bills are included up to a £350 cap - which for a house of 5 is not enough, so you end up paying extra most months on top of already high rents for what you’re getting. You also don’t know about the cap until you receive your contract - and by that point youve already paid to secure the room. - as previous reviews state, you sign a license agreement between 3-5 months, so they put your rent up often. I ended up paying nearly £200 per month more by the time I left. -I asked why the cap of bills hadn’t increased in line with the rent increase and they couldn’t give me an answer -my room was also filthy when I moved in, as was my fridge and cupboard space -we were also randomly threatened with a £50 charge if we did not submit meter readings. This is no where in the contract and came across really unprofessional.
