Just pretty awful. I rented with this agency for a few years and they are shameful in how they operate. The other tenants are great, but the management of this place is just atrocious. We had a leak in the property which went unfixed for a large portion of time - phone calls went ignored and emails not responded to. It would be great if the money was used to improve training or provide a good service to tenants, but this is far from reality. You have to fill out several forms, attach photos, and write detailed plans for how to fix/address simple housing issues. It took 2 months, 4 visits from a contractor, and 6-7 emails for a leak to be repaired. I would think there would be some loyalty to tenants who have used their services for 3-4 years such as myself, but this would appear to be incredibly misplaced. If you are looking for a tenancy I would highly recommend looking elsewhere. The marketing is great, but what lies beneath is far from it. Please do not support businesses built in this manner, you will truly regret it. The sickly sweet customer service is great if backed up with action, but the sheer incompetence and bureaucratic approach to fixing simple issues doesn’t make up for it. I would rather have a root canal with no anaesthetic than have another phone call with these people. Please avoid or you will regret it.

Prior to moving in they make out like they're all about the members and want you to have a good experience, but they will do as little as possible and still put your rent up (last year they cheerily informed me that mine would be going up by 13% based on its 'market value', which they couldn't evidence). I've never seen a Lyvly employee in the flesh, when something goes wrong in the house its up the the housemates to figure it out and then tell lyvly what to do (aka, manage it for them and then they send a contractor) and if you're getting a new housemate it's your responsibility to show them around... they will tell you that this is so you have a say in the process but its really so that you can do more of the work for them, they'll still move in anyone who can afford the rent and put up with the damp. There's also no such thing as the social side of Lyvly, the only things we've ever done as a household have been instigated ourselves and as far as members in other houses... you're more likely to meet them via six degrees of separation than any kind of lyvly efforts. Prepare to fight for the bare minimum, in return for as much money as they can get out of you, if you end up in a Lyvly household.

DO NOT USE Outrageously bad experience. I paid holding and reserved a room and went through referencing, after being told i'd been accepted by the housemates. On Friday at 4pm, the weekend i was due to move, they informed me the housemates did not accept me but when I confirmed this with the housemates I was told otherwise - Lyvly proceeded to hold viewings and take offers following me reserving the room and paying the holding deposit. I was left with no where to live, moving vans booked, down a significant amount of money etc Lyvly refused to take me calls, respond to emails or give me the details to make a complaint.

Shocking company I'd recommend you avoid them. I was a tenant for over 18 months and the service slowly deteriorated over time. They promise 'hassle free living' but this is certainly not the case. They will inundate you with viewings, communicate on their terms and slowly reduce the service that they offer. During the tenancy we had serious issues with flooding the basement and our emails were ignored for weeks on end and no apology was offered. We also had three separate break-ins at the property during my time there which shows the standard of safety. Interestingly we had no issues with prompt communication when Lyvly were attempting to charge me £200 for damage in a bedroom that I've never set foot in. Claiming it's a "communal" space. They then also let just about anyone into the house to conduct viewings, maintain the garden or clean the property. Claiming these individuals are "properly vetted". Tenants are also vetted by your reference process and after paying rent for 18 months, Lyvly backs the gardener over it's house tenants. Would not recommend to anyone, go with another landlord.

I rented the flat 1, 1 Mina road from 02/2022-02/2023. The house is maintained very well. However, my experience with Lyvly was truly disappointment to say the least. They have failed to live up to their advertised promise of a social and fun living environment. What is even more concerning is that they allowed an anti-social person to remain in their community for over three years, despite being aware of the harassment she was inflicting upon all the tenants she used to live. It is unacceptable that Lyvly turned a blind eye to the repeated complaints of their tenants and failed to take any action to remedy the situation. Furthermore, when I brought up the previous tenant's complaints, Lyvly simply brushed it off and claimed to have no record of such a pattern. This kind of disregard for tenants' well-being and safety is extremely concerning and unprofessional. I would strongly advise anyone considering renting from this agency to steer clear. Their lack of action and concern for their tenants is not worth the risk. I hope that this review will help other potential renters avoid the same negative experience that I had to endure. I felt helpless as I received no support when they call the Flatmate difficult and weird. As the flatmate had a history of being controlling and demanding, and dictating what can and cannot do, making it difficult for me to feel comfortable in my own home. It was an extremely stressful time which I later diagnosed with high-functioning anxiety. So really not worth it. Despite raising my concerns with the Lyvly staff member, it is disappointing to hear that she did not follow through on her promise to speak with the flatmate about her behaviour. This lack of action only served to exacerbate the issue and make me feel even more helpless. It is concerning to hear that Lyvly seems to continuously find another victim after the other, rather than taking any meaningful action to address the issues at hand. As a rental agency, they have a responsibility to provide a safe and comfortable living environment for all their tenants. It is disappointing that they failed to live up to this responsibility in my case. Overall, I would not recommend renting from Lyvly, as it appears that they do not take the concerns and well-being of their tenants seriously. If you are someone who values a supportive living environment, it is best to look elsewhere for your rental needs.

I lived in a lyvly property for just shy of 2 years. The property was well maintained and professionally cleaned weekly, with all queries sent to lyvly being answered / resolved in a quick to adequate time frame. The quality of housemates is good and I generally got on with everyone pretty well. Cleaning services provided, alongside consumables (toilet roll, bin bags, dishwasher tabs, etc) makes it a very convenient place to live. It is quite pricey, but at the time I was looking for properties the quality at least seemed more aligned with the price than the average extortionate room rental costs.

Just moved to my second Lyvly house and both times it’s been exactly what I was looking for. The houses are beautiful, the people are great, the rooms are big and the service is the best I’ve had in London. They’re a little more expensive than their competitors, but to me it’s worth it :)
