worst apartment staff ever, paid my holding fee and was subdued to the most thorough unnecessary background checks i’ve experienced in my life, you’d think i was moving into a us army base! Decided not to go ahead with taking the apartment and have been waiting for my refund for over 2 months as promised my Luke Brittain. Can never get through to the main desk and all staff have been ignoring my calls for 2 weeks. Would not recommend.

I am one of the first residents in Moda .. I have been here for 4.5 years .. it is the best building in MCR .. you are 3 min away from the Arendale shopping centre .. 32 min away from the Shudhill tram station.. the administration and staff are friendly and accommodating .. i 100% recommend this place

Started liaising with MODA about a month ago, and moved in last week. Experience has been great, staff are very friendly and helpful. Lockers are incredibly advanced and secure for my deliveries! Special mention to the organization of the games night community event last night :) I went alone but felt welcome instantly, got to know my neighbours and had great fun. Thanks Lizzie, James, Kwam, Kev, and Andy!

Terrible mid level management. The concierge desk job is like a revolving door, probably due the the lack of competence from the management and the headache they receive as a result of this. The place is unbelievably overpriced for the service you receive. It’s like a high end budget accommodation, every corner has been cut to make as much profit as possible. Once they have you in a contract, management no longer care about you and will ignore every request or act like the residents are in the wrong for complaining. Gym equipment breaks and doesn’t get fixed for months or just disappears. Windows are cleaned once every 6 months at the very most. Management don’t act on any complaints, they instead just close the ticket. The area between the car park and the lift smells absolutely awful, management do nothing to fix this despite numerous complaints from residents over a number of months. More than once Moda have tried taking the rent out of my bank account twice in a month. No apology when they realised their mistake, they just ignore the message. Supposed to be secure but you get random dodgy looking people hanging around the doors waiting for a resident to gain them access to the property. I will be leaving as soon as my contract ends and would not recommend anyone to pay the outrageous prices of this accommodation. I know many residents who have done the same and moved across town into properly managed properties. Please do not respond to this message from management. You have had countless opportunities to provide us with a good service and have done the complete opposite. We don’t need you to reach out publicly and act like you care about the resident's, this could have been done behind closed doors but you do not care until it is in the public eye.

Lovely brunch! We both had the veggie breakfast and it was an amazing meal! Careful selection of meat free options to still give the required protein and nutrients for the meal. Portion sizes were very generous and very tasty! Had a minor issue with the bill but was resolved promptly and easily. Will definitely visit again if I am in the area!

Found them to be very efficient via whatsapp and email. Process clear and any answers I had to questions easily found on the website or answered by the team

Terrible and ridiculous service team. They only contact with you when you sign the contract and make the payment for the apartment. If you have other questions, you have to call thousands times. Maybe they will call you back once, or they will not get touch with you.
