Pros: -priced decently if you need a decently, rent will run you between 1100-1700$ -utilities flat rate(around 150$ a month) -trash valet -actual locked doors/security doors that can take a beating -won't charge for oversized trash -roof top is open access -laundry onsite(roughly 3$ for a wash and dry) -somewhat secure mailroom(anyone can walk in and grab your package once it's in the actual building) -community kitchens on each floor offer food storage and a full size oven -new management team(Destiny, Jolenda, and Chyna) will as much as they can to accommodate and have had no issues asking for assistance(contact them during their office hours or go into their office in person if you need something asap) -onsite bike storage room(currently closed and no residents have had access for over 6 months but they're working on getting it back in proper service. -building maintenence team lives onsite and will help damn near within an hour or 2 of you asking for help. Bruce is your guy and will take care of you. -10 minute walk from bart and 2 minutes from nearest bus stop CONS: -Let's get this out of the way it's Oakland and like 2 blocks from lake merrit. -There have been NUMEROUS break ins to the building itself, people will try to jump the first gate and then smash in the glass security door(has happened twice in the past year). Again the apartments themselves will have security doors too and none of them have been breached as far as any current residents know. -The laundry room has been trashed multiple times by residents and left to get moldy if people leave the washer doors closed. -there have been homeless caught inside of the building -no ac or heating in your unit. -no designated parking and get ready to compete with not only the other nook residents but every apartment building to find parking. -at least 7 catalytic converters have been stolen from cars along the streets nearby the building in the last 6 months. -multiple cars in the free all day parking spots in front of the building are abandoned and now being used as homeless encampment. -the fire alarm has been set off roughly 12 times in the past year due to residents not paying attention to the community kitchens. -if you and your neighbors are chill the walls are decent for noise but if someone has an issue the entire floor will hear the yelling. -no smoking, vaping, or anything else but every other floor smells like cigarretes or some dudes skunk weed -have had at least 2 instances of people throwing parties on the roof after midnight without any warning(one of these parties caused one of the building break ins because people propped open the doors of the building and homeless people were able to just walk in). -we HAD package lockers but the old management team from avenue 5 never paid the company so it's useless until the new team can get it back. -be prepared for your rent to shoot up if you have a concession/discount and your lease ends. Overall: it's obvious the new management were handed a bit of a shit show and are trying to make the best of it for everyone. It's a decent starting point for college students and people getting their barrings. The old management according to the older residents were amazing and when they got bought out by avenue 5 it went to hell. Most of those old residents will try to help out by keeping the kitchens and laundry/common rooms clean. Most floors are quiet 9/10 times but don't be surprised to hear a dog every now and then barking until 3am or a couple going through some shit 2 floors above you. Bruce has tried his best to make sure people can find parking, there's at least 5 full streets of 24 hr free parking nearby the building. The area will get worse and more expensive(the other buildings next to it are proof of that). More high end restaurants are opening so there's even less parking in the future. I don't plan on staying much longer but this is the definition of you get what you pay for.

Management is a joke. I was trying to book a simple tour to be able to check the apartment. And they just wanted my time twice. As if my time is not worth anything. I showed up on time both of times. And absolutely nobody was there to let me in or answer any of my questions. I would run away from this place if you’re thinking on living there. If you have problems with touring, can you imagine what it would be need to talk to them? Even the phone they refuse to answer and only reply email that is convenient to them. And by reading the other reviews, I can confirm my suspicions are right.

Worst experience with management I've ever had . They tried to charge me $400 more than what they were renting the apartment for then when I moved out no one came to check the apartment before moving out or no one cared to ask for a key. Now they have stole my deposit. Management is unresponsive and very unhelpful. Plus there is a crazy neighbor on the fifth floor that steals food. There was a neighbor who started to stalk me. Is there even any security at this building??? I've experienced witnessing a break in as I was coming down to do my laundry once . Don't bother here !! UPDATE : it’s now January 22nd , I moved out in November and they have yet to give me my security deposit!

Thinking of moving here? Think about it twice. My friend recently moved out due to the following reasons: -Outrageous rent increases ($400 yearly increase) -sketchy neighbors- one stalked my friend which was the final straw for her to move to a safe luxury complex a three minute drive from this dump. -She witnessed apartment break-ins in the middle of the day and when trying to locate security they were nowhere to be found. -To top it all off even after leaving the apartment spotless and without any damages my friend is now having to go through small claims court to get her deposit back. Spear yourself the trouble and look elsewhere for a place worthy of renting.

This property has gone down hill! I’ve been a resident since 2021 and things were great “initially”. I came in with a person that quit two weeks after I moved. The apartment and building were very clean and the residents were all to themselves and respectful of people’s belongings. Since then FPI (the original property management) has left in the summer of 2023 and things have gone up in flames. Avenue 5 is now the new property management since July 2023. There have been countless mail thefts and break ins to the first floor bicycle room. Nothing gets done but an email being sent out and a repair to the door. They made an effort to hire on sight security that lasted a few weeks. I’d get up early to go to work and they’re in the laundry/community room playing on their phone or watching TV! I’ve had a broken latch for over a year that was never replaced and a faulty outlet where I would make coffee that has never been fixed because they don’t have a maintenance person on site who knows how to fix these things (mind blown!). The icing on the cake after almost 2 years of being a resident with zero issues EVER and always paying my rent, my father gets sick and is passing in February or sooner. I requested to break my lease a month early to spend time with him and my family. I was denied yet they wanted my keys after making me pay the final month on my lease. Sounds like they wanted to double dip and take my rent and have me turn in my keys and rent it out to make double profit because they can’t keep the building at 100% occupancy now. Please rent somewhere else. There is No parking for this building or their next door neighbors the Electric Lofts. Alisha the old property manager was very sweet and was on top of things when asked. They went above and beyond for us tenants. These new apartment managers on both properties are something else. Speaking monotone in person and have no answer to anything. They won’t even let you get a number to speak with Avenue 5 directly because they don’t want me to speak to them about the issues on site. Please look else where!
