I stayed with this property management company across multiple units for over a year and spent well over $40,000 booking with them. While the locations are convenient and often appear affordable, my overall experience has been inconsistent and frustrating. First, pricing fluctuates frequently without clear reason, and despite my long-term loyalty as a guest, there was never any willingness to offer flexibility, discounts, or support when issues arose. Cleanliness has been a recurring concern. There were several occasions where I checked into a room with dirty showers and toilets that required additional cleaning requests. In shared units, previous guests often left the kitchen in unacceptable condition. I documented these issues with photos and videos. I also noticed mold on some shower curtains or window coverings due to condensation, and it did not appear that comforters were regularly washed between guests. Access to the buildings has also been a significant problem. The key fob system frequently malfunctioned, locking me out without warning. There were multiple times during my stay where I was unable to enter the building and had to wait 3–4 hours — including late at night or early morning — for a host to respond and restore access. This created serious safety and convenience concerns. Another issue was trash disposal. At one property, the trash area on the first floor was locked while guests were still expected to discard their trash. During checkout, this created confusion about where trash should be placed. Despite this, I was later blocked from booking again due to allegedly leaving trash behind — which consisted only of normal household items, not food or damage to the unit. I have never destroyed or damaged any property during my stays. The surrounding area (Little Havana, near Brickell) may appear convenient on paper, but potential guests should be aware that it can feel unclean and noisy. There were frequent disturbances, including loud street noise, roaming animals, and issues within shared units such as smoking, pets, and conflicts between guests. From my perspective, tenant screening and overall property management could be improved. If you are considering booking because of the lower price point, just be aware of these potential challenges and manage expectations accordingly.

Recommended! I work in downtown, and this place was a life saver for me because it’s so close. The staff is very attentive, and I got a nice room with a balcony for a great price!

GOOD AFTERNOON I AM VERY SORRY FOR ALL THAT I HEARD TODAY IN THIS ARIES HOTEL WHEN A LADY APPARENTLY BY THE WAY SHE EXPRESSED HERSELF MUST BE SOME MANAGER OR I DON'T KNOW WHAT OTHER POSITION SHE HAS WITHIN THIS COMPANY, IT WAS VERY PAINFUL HAVING HEARD HER ABUSING, THREATENING SEEMINALLY SOME WORKER OF THIS HOTEL WHERE MY FRIENDS HAD RECOMMENDED ME TO SPEND MY STAY, I DON'T KNOW HOW THEY CAN HAVE SUCH ORDINARY PEOPLE WITHIN THESE PLACES AS NICE AS THEY ARE, IT SEEMS THAT THEY HAVE NOT REALIZED THAT WE ARE IN THE UNITED STATES AND HERE THERE IS A LAW FOR THIS TYPE OF ABUSIVE AND THREATENING PEOPLE, IT IS A TREMENDOUS IT'S A SHAME THAT MY FRIENDS CALMLY RECOMMENDED THIS HOTEL TO ME, AND EVERYTHING I'VE HEARD IS REALLY PITYFUL. THESE TYPES OF PEOPLE WILL ONLY DIRTY THE COMPANY THAT VERY NICE HOTELS HAVE. WE HOPE THAT THE BAD MOMENT WE ALL WENT THROUGH HERE DOESN'T HAPPEN AGAIN. THANK YOU VERY MUCH.

Terrible. I signed a lease & paid $2600 for the deposit + first months rent. I was moving from Indiana to Miami for work - on my way down I had car problems (major) & had to turn around. I cancelled my lease & was told I could get a refund whether it was a full or partial, they didn’t know this. This all happened 72 hours after I signed my lease. I understand lease agreements but I also understand doing the right thing. Doing the right thing is knowing you’re going to have that same room filled in less than a week after I cancelled so even giving me a partial refund would’ve been morally right. I wouldn’t consider this place EVER in the future nor will o recommend this place to anyone based on their moral values.

WHAT EVER YOU DO, DO NOT LIVE HERE. My experience has been horrible on day one. I signed my lease months in advance before I moved and when I arrived no one was there to greet me, my room was dirty from the last tenant, and it took me over 2 days to finally get instructions for my key via the app. Things are broken in my apartment now and I’ve sent in request and reached out via text and nobody has responded. This management does care at all as long as you pay on time. Not to mention it’s hard af to receive packages from here as the call box does not work. The area is trash, literally, and there’s only street parking so good luck finding one after 6pm.

I have been calling this apartment for weeks now to set up a tour and apply. I don’t know the hours, but no one ever answers the leasing phone number..morning or evening. Hopefully they call back.

First of all, the neighborhood is very sketchy at night. There is no parking, and sometimes you have to park 3 o more blocks away from the building at night. My next and most important point to me is cleanliness. "IF SOMEONE IS OK WITH THE CLEANING OF COMMON AREAS, HALLWAYS, STAIRS, LAUNDRY, etc. EVERY 15 DAYS", then good luck to you. So much dirty, smell, and mold is building up in those days, especially on my A/C units vents I am able to see the mildew. Watch out the shower is extremely slippery, with no mats or textured surface available. Prepare yourself to mop the floor after each shower, glass panle too small, and no glass door to close the shower. Overall, it is too minimalistic it's just lacking a lot of features, not even a nightstand is available, and it has poor illumination at night, no lamps ("too expensive"?), and its ways to bright during the day, these current shades are letting all the light thru. Also very important to mention since this place is shared with other people, the fridge was entirely occupied by my roommates, whom I never see. I messaged the administrator about the fridge situation, and I got a very generic response with the house rules. Personally, I don't recommend this place to stay for the money you pay. Kindly.....
