This place is a great value! Also, the staff are very kind. I wasn't there 24hrs and Ben (house manager) invited me to check out a makerspace. Turns out that was a perfect fit for me and I visit there all the time now!

First, keep in mind that many of their properties are in the bad, dirty neighborhoods. Some have crazy homeless living around on the very dirty streets. Second, try to find a phone number or an email for Help on their website. There's none and it's a huge red flag. I'm at 1080 Folsom and it's a very poorly managed, dirty and old property that you'd never expect to see being used for living in the US and in the center of SF. It's the next level up after a homeless shelter. Here, you'll be on your own, if you have a problem. The staff doesn't care about you and doesn't want to work. The on-site manager is extremely rarely around. No one will move a finger, unless you text a CEO or contact a building inspector. I think the staff lies to the business owners that everything is fine, and the business owners just don't care checking the conditions of their property, or they're scared to get sick as the neighborhood and cleanliness are really bad. At Folsom, even if you contact a manager and make a maintenance request, it's very unlikely your problem will be fixed. Because for the staff it's easier to ignore it. What can you do about it? Nothing, really. Except for contacting the city's building inspector that I've done many times already.

The landlord was very helpful throughout my stay. The room came with a desk, small dresser, sink, bed with blanket and sheets as well as small fridge. Apartment is very close to all transportation including BART.

I was very happy with my stay at UrbaNests in North Beach. Reasonably priced and ideal for anyone who needs a short-term rental (or is moving to SF for the first time). The neighbourhood is safe and has a ton of great restaurants and nightlife nearby. It's quite central so you have lots of public transport options to get around. My room was well-maintained with lots of natural light. Amenities are shared but you have your privacy and I rarely heard or saw any of the other tenants. Common areas are well-kept. Definitely recommend!

I’m Chakib, and I’m really glad that I was part of this community. The communication was always clear and professional, and the team was very responsive — I always received fast and helpful replies to my emails. Everyone was friendly, supportive, and made things easy throughout my stay. The place was well-maintained, organized, and the overall experience was excellent. I truly appreciate all the help and professionalism. Highly recommended ❤️

1. Prorated rent bill: They gave me the wrong prorated rent bill. I caught the error, but even their “correction” was wrong - I had to send my own calculations to their accountants to finally fix the bill. An unnecessarily long process. Almost got overcharged by ~$1,000. 2. Move out and security deposit: After I moved out, they ignored refunding my security deposit entirely. No refund, no itemized deductions. I sent several emails without acknowledgment - until I mentioned small claims court. Only then did they start replying, but I am still in the process of a resolution as of writing this review, there has been none so far. 3. State of room and apartment: The room smelt like an ex smokers room, room was covered in cobwebs and windows grimy. Spent 2 days just cleaning it up and making it breathable and liveable. The shared kitchen had literal cokcroaches in it and broken microwaves. Bathrooms were frequently clogged. The elevator got stuck with me on one of the floors once for a good 5 minutes and their posted inspection date expired ~4 years ago. Nothing works properly and it's almost unlivable. 4. Wifi The provided wifi doesn't work at speeds above 1Mbps besides at night. Unusable internet speed. 5. Intentionally Scaming Residents One mistake can happen, but I’ve seen the same pattern with other residents that lived there - especially with their financial "mishaps". It feels intentional, like part of their business model. I know of other residents who lived there and they are also equally dissatisfied.

Clean rooms, great vibe! Full of founders, very great place to be when in San Francisco. Was warned that the area wasn't the best, but it was very safe, even at night. Building manager was polite, and had my room ready as soon as I got there - requests for a desk and a fridge were also met immediately- Overall Great experience.

Moving to San Francisco from New York, and originally Kazakstan, wasn’t easy- especially on a student budget. Finding an affordable apartment close to my university felt like a challenge—until I discovered Urbanests. What stood out right away was the affordability compared to other options in the city. As a student, that was a huge plus. But even more importantly, the community here is so diverse and welcoming. The events help me feel more connected and engaged with my neighbors. I’ve met people from all walks of life, made new friends, and felt a real sense of belonging. For students looking for affordable, well-situated housing in San Francisco, Urbanests is absolutely worth checking out. The mix of affordability, convenience, and a supportive community make it the right choice for me.
